Modern Forms + Natural Finishes: New Photos from the Site

For one of MYD's residential projects in Orange County, the initial phase of the project, encompassing the bedroom wing of the downstairs living space, is wrapping up just in time for the holidays...

Before we move forward with the kitchen, living, and exterior renovations at the Spanish-style home in Mission Viejo, here's a snapshot of recent progress from the site.

For this portion of the design, we reconfigured the floor plan to maximize the usable square footage and updated two secondary bathrooms, as well as two bedrooms and a new office space with new finishes, materials, lighting and casework.

The bathrooms are defined by a palette of modern minimalist forms, balanced by warm, natural wood tones found in the grain of the cabinetry, light fixtures and flooring.

Large-format (32"x32") porcelain floor complement the new wide-plank oak flooring at the adjacent hallway, giving the secondary bathroom an increased sense of spaciousness.

To further this effect at the shower, polished white tiles frame either side of the rear feature wall, highlighting the vertically-installed dimensional matte porcelain tile.

The second bath, seen below, is accessed from a downstairs master suite as well as the exterior; because the space has access to natural light, we were able to utilize a darker color scheme within the same design language.

As a result, the details and forms maintain the clean aesthetic of the adjacent white bathroom, and minimalist tiles are similarly offset by the movement, grain and depth of wood finishes at the wall-hung Wetstyle vanities, custom-designed mirrors, and Cerno light fixtures.

Soon, the interior doors, stained to complement the walnut finishes, will be installed, along with an oversized barn door to complete this phase of the work, before construction moves forward with the renovation of the main living spaces and exterior.
