Since sharing the preliminary floor plans for a new residence in Laguna's Arch Beach Heights neighborhood, the design for this narrow hillside property has made quite a bit of progress...

The compact, efficient design takes advantage of the topography's beautiful views while maintaining a minimal building footprint. Taking cues from the site conditions and project-specific program, the layout locates the main living spaces at the open concept upper level, where ocean vistas and natural light are most abundant.

At the floor below, the master suite includes a generous deck at the front of the home, with a private outdoor space at the rear, accessible from a secondary bedroom. All utility spaces, including bathrooms, laundry and plumbing walls are located along the North edge of the building, keeping mechanical runs shorter and allowing for increased efficiency of the building's systems.

The exterior design reflects the floor plans functional simplicity, with a material palette of smooth stucco, wood siding and clean metal details. Bifolding doors at the expansive decks invite the outdoors in and extend the living space into the landscape beyond.
